In return, we ask that you act responsibly and do not to make sure everyone respects the establishment, other guests and neighbors. To ensure pleasant circumstances throughout the hotel and to maintain good public order, the "House Rules" along with "Terms and Conditions" and "Privacy Policy" are established.

Our House Rules are designed to ensure your stay is smooth and enjoyable. Love, peace, and harmony fill the air, with everyone in great spirits! 🌿✨ To maintain this positive atmosphere, we kindly ask that you follow the key guidelines outlined below (which is actually quite simple), in accordance with applicable laws and regulations.

By making a reservation and/or proceeding with a booking and/or checking in, the Guest confirms that they have read, understood, and agreed to comply with these House Rules, Terms & Conditions, and Privacy Policy of Speck Hotel. Furthermore, any individuals who stay in the Hotel under the Booking in the name of the Guest will be enforced for complying the same rules and policies as the Guest. For more details, please visit:

Check-in after 3PM --- Check-out before 12PM

For the Guest checking in a shared dorms, please avoid checking in between resting hours (10PM-8AM).
Guests are required to vacate the room at the agreed check-in time. A late check-out will result in an additional charge.
You can arrange for a late check-out at front desk (extra charges apply; subject to availability).

Registration :

A valid ID is required at check-in, and full payment must be made either before or during check-in.
Upon check-in, Speck Hotel requires a refundable security deposit of THB 1,000 (approx. $30) per bed or room to issue an access card.

Age restriction : minimum age to check in our Hotel is 18. Children under the age of 18 must be accompanied by parents/guardians and are allowed to stay in private rooms only. Guests over the age of 16 but under 18 must submit the Hotel's consent form at check-in if unaccompanied by parents/guardians. Study more.

Visitor : For security reasons, it is forbidden for any individuals other than hotel guests to enter the guest rooms. Visitors of the Guest are welcome in the lobby and common area.

Love one another (rules for dormitory room) :

Be kind and generous to your neighbors.
Visitors are not allowed in the dorm at any time.
Keep silence in the dormitory. Do not make a phone call, do your packing or make any loud noise during 10 pm to 8 am.
Keep the dorm's hallway lights off after 10PM. Use a flashlight.
Put your phone in the silent mode. Use headphones, speakers off. You can use alarm clock, but please do not hit snooze.
Use slippers every time you enter the dorms or bathrooms. Keep your shoes in the designated shoe locker - available on your floor.
Hang your towel or clothes on your portion of the bunk or locker only.
Only water bottles are permitted; food and other drinks, including alcohol beverage, are not allowed.

Damage to hotel property :

Any loss or damage to hotel property, whether accidental or willful, is the responsibility of the registered guest for each particular room.
Please do not carry any furniture/ inventory out of the rooms/ dorms (e. g. blankets, chairs, etc.).
The Hotel reserves the right to use the deposit to cover the cost of any accidental/intentional damage, loss to the room or any part of the hotel premises, or any deep cleaning required due to the occupant's actions, including smoking.

Health and safety policy :

Food and drinks are not allowed in the rooms for hygienic reasons, with the exception of bottled water.
Smoking of any kind is not allowed on premises. Evidence of smoke within the property will incur a 2,000 Baht charge.
Gambling and prostitution are strictly prohibited on the premise.
Unjustified use of light or the fire extinguisher or fire alarm will result in a penalty of at least 5,000 Baht.
Forbidden articles in the Hotel : animals and pets, offensive smelling items (durians, fermented fish, etc.), gasoline, explosives, or any other inflammables, guns, swords, or any kind of weapon, illegal drugs, contraband, poisons, excessively bulky objects, any other articles that may pose a threat to the safety of other guests staying in the Hotel, and any other articles that may cause distress or annoyance to other guests.
The Hotel reserves the right to enforce householder’s rights. In urgent cases, staff may enter guest rooms/dorms to take necessary actions.

Facilities --- & --- Business hours:

Front desk on FL1 : Opens 24 hours
Co space on FL2 : 7AM-MIDNIGHT (air conditioners are turned off during off-hour)
Breakfast on FL2 : served from 8AM to 10AM. One dish of the day is served to each guest. Please ask our receptionist or housekeepers when you are ready.
Shared bathroom : Male bathroom is on FL3, while Female bathrooms are on FL4 and FL5. Please respect one another.
Laundry : 7AM-5PM (contact our reception).
Parking is NOT available on-site. Kindly use alternative methods. Read more.

Equipment and Amenities :

Hair dryer, tissue, hand soap, shampoo, and body wash are provided in the bathroom
Bath towels are complimentary (change every 3 nights ; before your 4th night)
We do not provide toothbrush, toothpaste, or any skincare product such as shaver and lotion.

Air conditioning : A/C in dormitory rooms are turned off between 12PM to 3PM daily and are centrally-controlled. The A/C in private rooms is individually-controlled and available at all times.

Room refresh :

Guest rooms are cleaned on a daily basis between 10AM to 5PM.
Bed linen and towels are changed every 3 nights (before your every 4th night). Extra charges apply for sooner changes.

Laundry service : (can be requested at the front desk)

Wash & Dry price is 200 Baht per 1 load (approx. 10 pieces).
Our service is a standard laundry service using regular household washing and dryer.
To avoid color bleeding, please instruct our staff to have your clothes washed separately (into a separate load).

Luggage storage : subject to availability of the storage space, the Guest can store luggage before check-in and after check-out for a period of no more than 24 hours, at the Guest's sole risk as to loss or damage from any cause.

Room allocation / assignment : Guests must stay only in their registered or assigned rooms/beds. The Hotel will do its best to accommodate requests for booking beds in the same room, rooms next to each other, or preferred beds/rooms. However, this is subject to room availability on the day of your arrival.

House Info

Speck Hotel reserves the right to refuse or to cancel the occupancy of a room and/or the use of any other hotel facilities to any guest who could cause disease, discomfort, or inconvenience to other Guests and/or staff or fails to comply with the 'House Rules' listed herein.

Any case of VIOLATION will result in immediate CANCELLATION of your reservation(s) without a REFUND and without security deposit reimbursement.

Remark:

Any disputes between the Hotel and the Guest shall be resolved in the summary or district court having jurisdiction over the Hotel location and in accordance with the Thai laws.

Speck Hotel reserves the right to remove or amend these rules from time to time and will keep the guests informed of any changes.
